Taking care of your home

Responsibility for the maintenance and upkeep of the apartment is shared between the tenant and the landlord. This division of responsibilities is governed by legislation, various guidelines, and the rantal agreement, including its terms and appendices.

As a tenant, you are expected to take good care of your apartment. This helps reduce the need for repairs and supports the long-term sustainability of the property.

A well-maintained apartment lasts longer and can continue to serve new students long after your own studies have ended. Proper maintenance also makes moving out easier when the time comes. On this page, you will find guidance on what good apartment maintenance involves.

An important part of maintaining your apartment is reporting any damage or defects for which the landlord is responsible. If the tenant fails to fulfil this duty to report, they are liable for any damage resulting from the neglect (Act on Residential Leases, Section 24).

Did you know that a tenant’s liability for damages does not require intentional misconduct? A tenant is liable for any damage caused to the landlord intentionally, through negligence, or through any other form of carelessness. The tenant is also responsible for damage caused by their guests, appliances, or pets.

Please also note that, according to the terms of your rental agreement, you are required to obtain home insurance and keep it valid throughout the tenancy. Home insurance protects not only against damage occurring in your own apartment but also against damage to your personal belongings caused by incidents in neighbouring apartments.

As the landlord, we are responsible for renovation needs resulting from normal wear and tear as well as for the ongoing maintenance of the properties.

Normal wear and tear refers to gradual, ordinary deterioration, such as the ageing of surfaces. Ongoing property maintenance includes the monitoring, regular servicing, and upkeep of buildings, structures, and property automation systems (heating, water supply, etc.).

What is included in the tenant’s responsibilities for maintaining the apartment?

  • Compliance with the TYS regulations.
  • Regular cleaning and more thorough cleaning a couple of times a year. See HERE for more cleaning instructions.
  • Cleaning and maintenance of your apartment’s balcony or yard, if applicable. See HERE for more instructions.
  • Taking sorted waste to the waste collection point or recycling facilities. You can find more information about waste sorting HERE.
  • Submitting a fault report if something in your apartment breaks or does not work. You can find more information about fault reports HERE.
  • Taking care of the household appliances that are part of the apartment’s equipment. You can find more information about household appliances HERE.
  • Taking care of your own household appliances. If you purchase a washing machine or dishwasher for your apartment, please familiarize yourself with the instructions.
  • Keeping your apartment keys safe and reporting any lost keys immediately.
  • Familiarizing yourself with the interior decoration guidelines. Contact our customer service if you are unsure whether your planned modifications to the apartment are permitted.

  • Responsibility for persons visiting your apartment.
  • Responsibility for your pets, including cleaning up after them and covering any necessary repairs caused by them.
