When a toilet is acting up or a radiator is not working properly, TYS’s partner Cervius gets to work. Cervius is responsible for plumbing and HVAC services at TYS housing locations, taking care of maintenance and repairs related to heating, domestic water systems and drains.
“Depending on the situation, our team at TYS properties consists of me and one to three plumbers. For more specialized jobs, there may be even more technicians involved,” says Henri Heikkilä, Site Supervisor at Cervius.
A wide range of maintenance and repair work
Cervius employees repair various faults related to plumbing and HVAC systems in TYS apartments and buildings. Typical jobs include repairing water taps, sink traps and toilets, as well as maintenance work on radiators.
“The most common fault reports concern problems with water fixtures and sink traps. The season also affects our workload. When the heating season begins, we receive more than usual reports about heating system performance,” Heikkilä explains.

Report faults promptly
Heikkilä points out that tenants can also help keep their apartment’s plumbing and HVAC systems in good condition through their own actions. By reporting faults, tenants can prevent minor issues from developing into major problems.

“You should always submit a fault report if you have any concerns about the functioning of a water fixture or drain at home, for example. A problem that seems minor can become much bigger if it is not fixed in time. When a fault is reported as soon as it appears, investigating and repairing it is often easier,” Heikkilä emphasizes.
One common reason for Cervius visiting an apartment is a blocked drain caused by tenants’ own actions. However, these visits can easily be avoided by paying attention to what goes down the drains.
“Drain blockages can be prevented with small everyday actions. Nothing that does not belong there should be put down drains or sinks, and floor drains should be cleaned regularly,” Heikkilä advises.
