Rents for Turku Student Village Foundation apartments to be revised for 2027

The rents of Turku Student Village Foundation (TYS) apartments will be revised as of 1st January 2027 due to rising costs, in accordance with Chapter 3, Section 32 of the Finnish Act on Residential Leases.

Depending on the housing location and apartment type, rents will increase by an average of 1–3%.

In accordance with the Act on Joint Management of Rental Buildings, tenant committees have also had the opportunity to give their statements on the budget.

On 22nd October 2026, the Board of Turku Student Village Foundation approved the budget for 2027 based on the revised rents and utility charges.

Affordable housing for students

TYS determines apartment rents on a cost-price basis, in accordance with the guidelines and regulations of the Centre for State-Subsidised Housing Construction (Varke). The aim is to provide students with affordable, high-quality housing, with rents averaging 15–20% lower than those of comparable apartments.

TYS does not aim to make a profit. In addition to other income, tenants are charged rent only to the extent necessary to cover rental operations, property maintenance, renovations and new construction. Rents cover, for example, water and electricity consumption in apartments, apartment repairs, property cleaning, waste management and the maintenance of outdoor areas.

Water charges to increase and water billing to begin in Kotivalo in 2027

The prices for consumption-based water billing will increase as of 1 January 2027. Water billing applies to the renovated apartments in Kuunsilta and the apartments in Aitiopaikka, Haliskylä, Tyyssija and buildings A–D of Yo-kylä 1. You can find the current prices and the prices that will take effect at the beginning of next year on the TYS website.

In addition, water billing will begin at the Kotivalo housing location on 1st January 2027.

Other utility charges will remain unchanged

Parking space and storage rental fees, furniture charges and other utility charges will remain unchanged. Laundry facilities are charged separately, but the laundry fees will remain at the same level as in 2026. The contract fee will also remain unchanged: a fee of €60 will be charged for all new tenancy agreements. Every tenant will continue to be entitled to four free sauna sessions per month.

Tenants will be notified of rent revisions by email and post

All tenants have been sent a notice about the rent revisions by email and post. Rent invoices showing the new rents will be sent to tenants by email in December.

The rent payment reference number will remain the same. If you pay your rent by automatic payment through your online bank, remember to update the new rent amount in your online bank before the January rent payment is due on 7th January 2027.

If you pay your rent by e-invoice, the new rent amount will be updated automatically in your online bank.

Changes to the housing supplement

Kela receives rent information directly from TYS. According to Kela’s guidelines, monthly rent increases of less than 50€ generally do not affect the amount of the housing supplement if there have been no other changes.

If you have any questions about the housing supplement, please contact Kela directly.
