New locations and modernisations

New development Tyyssija’s construction contract was signed with Peab Oy in March 2020. The building permit for the project became final in March and construction work began in April. The work will be completed by the end of 2021. The principal designer of the project is SIGGE Arkkitehdit Oy, the structural designer is A-insinöörit Suunnittelu Oy, the HVAC designer is LVI-Soisalo Oy and the electrical designer is Karawatski Oy. The humidity coordinator of the project is Sitowise Oy. In addition to TYS’s office, convenience store K-Kylänvalinta, Arkea’s student restaurant and Campus Sport’s gym will be located in the business premises located on the first floor of Tyyssija.

New development planning related to the zoning of Kylänkulma was continued in 2020. The principal designer is Anttinen Oiva Arkkitehdit Oy, who won the architectural competition. The design of the location has been carried out on the basis of the proposal that won the architectural competition. The zoning of Kylänkulma is expected to be completed in summer 2021. The construction project is expected to be put out to tender in early 2022.

Repair work on the A-E stairs of the Kuunsilta was completed in spring 2020. The renovation project of the F-X stairs of Kuunsilta will be implemented with an interest subsidy loan in 2021.

Maintenance and renovations

In 2020, property maintenance costs (including apartments and other premises) totalled approximately 16.5 million €, or 7.5 €/m2/month (in 2019, approximately 16.6 million €, 7.5 €/m2/month). Overall, property management costs were approximately 2 million € lower than estimated in the budget.

2020, the foundation tendered the property maintenance and green services under previous contracts at the end of the option periods with ISS Palvelut Oy, which was responsible for property maintenance, and Infraroad Oy, which was responsible for green services. Of the four tenderers who responded to the procurement notice, Arkea Oy that submitted the most economically advantageous tender, was selected.

The contracts with Arkea Oy and Infraroad Oy stepped into force on 1.12.2020. The new contracts are valid until further notice. In connection with the tenders, the property maintenance contracts were also updated with Akseli Kiinteistöpalvelut Oy, which is responsible for Iltakajo’s property maintenance, and Haritun Huolto Oy, which is responsible for Auringonnousu’s property maintenance.

The foundation’s gross investments in 2020 were 18.6 million € (6.2 million € in 2019), most of which (17.9 million €) was for the new construction of Tyyssija, the renovation of the Kuunsilla A-E stairs (0.2 million €) and the planning costs for Kylänkulma (0.1 million €).
