A well-maintained apartment lasts longer and can continue to serve new students long after your own studies have ended. Proper maintenance also makes moving out easier when the time comes. On this page, you will find guidance on what good apartment maintenance involves.<\/p>\n

An important part of maintaining your apartment is reporting any damage or defects for which the landlord is responsible. If the tenant fails to fulfil this duty to report, they are liable for any damage resulting from the neglect (Act on Residential Leases, Section 24).<\/p>\n

Did you know that a tenant\u2019s liability for damages does not require intentional misconduct? A tenant is liable for any damage caused to the landlord intentionally, through negligence, or through any other form of carelessness. The tenant is also responsible for damage caused by their guests, appliances, or pets.<\/p>\n

Please also note that, according to the terms of your rental agreement<\/a>, you are required to obtain home insurance and keep it valid throughout the tenancy<\/strong>. Home insurance protects not only against damage occurring in your own apartment but also against damage to your personal belongings caused by incidents in neighbouring apartments.[\/vc_column_text][divider line_type=”No Line” custom_height=”30″][vc_column_text css=”” text_direction=”default”]As the landlord<\/strong>, we are responsible for renovation needs resulting from normal wear and tear as well as for the ongoing maintenance of the properties.<\/p>\n

Normal wear and tear refers to gradual, ordinary deterioration, such as the ageing of surfaces. Ongoing property maintenance includes the monitoring, regular servicing, and upkeep of buildings, structures, and property automation systems (heating, water supply, etc.).<\/p>\n
